Read the moisture pattern
Where does the water show up?
A stain at the house wall after rain can lead to roof-to-wall flashing, the panel edge or the gutter above it. Moisture at a roof-panel joint calls for a closer look at its gasket, flashing and drainage path. Water on the room-side glass may be condensation; moisture trapped between sealed panes points to the glazing unit.
These are useful clues, not a final diagnosis. Water can travel along a frame before it appears indoors, so inspect the roof connection and room-side surfaces together.
Check the full water path
- At the house: roof-to-wall flashing and the transition into the wall finish.
- Across the roof: panel seams, glazing gaskets and the maker's system details.
- At the edge: gutter, outlet and downspout discharge.
- Inside: glass surface, frame, ceiling, drywall and any visible framing.
Match the repair to the sunroom roof system
A sunroom may have insulated roof panels or glazed roof sections, with different joints and drainage. Joyce Manufacturing, for example, describes compression-sealed joints and gutter options on its ClimateMaster insulated-panel roof. That is one manufacturer's system, not a universal repair detail. Identify the installed panel or glazing model and use its directions for seals, flashing and drainage.
At a tree-lined Olympia home, check whether leaves or fir needles have collected at the sunroom gutter outlet. Clearing a blocked water path may be part of the repair scope; it does not replace inspecting the roof and wall connection.
Coordinate roofing, glazing and interior finishes
Keep the roof covering, flashing and weatherproofing in the roofing scope. If the repair involves a glazed panel or glass component, coordinate that work with preferred glass partner Lacey Glass. When water has marked the ceiling or wall, preferred interior partner Solis Interiors can handle agreed drywall, finish and paint restoration after the source is corrected and the materials have dried.
The work order should show where roofing ends, which glass components are being repaired, and where the interior finish will be restored. Structural framing or electrical changes need their own appropriately qualified trade scope.
Can an insulated roof make a sunroom more comfortable?
Yes. An insulated solid roof with full-pane specialty glass in the walls can keep the daylight and garden views while reducing the overhead glass area. Plan the roof insulation, efficient glazing, airtight connections and room conditioning as one system.
We offer insulated roofing upgrades for enclosed patios, sunrooms and additions, with Lacey Glass coordinating the glazing and Solis Interiors handling agreed interior finishes.

Start with the observed entry point and the installed roof type. Then state the roof-to-house flashing, panel seam or drainage work, any glazing handoff, and the interior finish boundary. If opening the assembly reveals concealed damage, document it and define that work before it is added to the repair.
