Build a useful record
What should a roof damage assessment show?
A strong assessment locates the condition instead of calling the whole roof damaged. It records the roof area, the visible covering or flashing condition, nearby transitions, and any ceiling or wall staining that may be related.
After a wind or tree event, note the date you discovered the issue and what changed. A photo of the full roof area gives context; close-ups show the specific shingle, metal edge, vent or flashing detail. Do not climb onto a wet or damaged roof to take pictures.
Keep one claim folder
- Photos or video of the roof and interior before temporary work, when safe.
- Receipts for tarping, temporary materials or other steps taken to protect the home.
- The roofing inspection, itemized repair scope and any revised estimate.
- Insurer letters, emails, claim number and notes from conversations.
- Your policy pages that describe coverage, settlement method and deductible.
Washington's Office of the Insurance Commissioner recommends keeping copies and being ready to provide records such as photos and receipts.
What makes a roofing estimate useful for a claim?
Each line should connect a location to observed work. For example, a scope can identify lifted shingles at a specific roof slope, damaged step flashing at a wall, or a puncture near a vent. It should say whether the repair includes underlayment, adjoining flashing or interior restoration where those items are part of the observed damage.
A roofer documents visible conditions and prepares a repair scope; the insurer applies the policy and determines coverage and payment. If an observed roof detail is missing from the insurer's estimate, submit the supporting photos and contractor scope for review.
ACV, replacement cost and your deductible
Actual cash value subtracts depreciation from the repair or replacement amount. Replacement-cost coverage follows the terms in your policy. Check with your insurer about the settlement method, proof required after completed work, deductible and policy limits.
Connect the roof repair to the room below
When a leak stains a ceiling or wall, list the indoor location beside the roof observation. That helps keep roof work, drying and the finish boundary in the same project plan. Restore drywall and paint after the water source is corrected and affected materials are dry.
Solis Interiors is the preferred interior repair partner for agreed drywall, finish and paint work. Roofing repairs and weatherproofing stay in the roof scope.
